My latest project

I have been putting off this job for several years but it is time to get started. We do not have a first floor bedroom and as we age it has become more apparent that we will need one. This house is 130 years old. Because it was built before there were streets it is sitting on the lot backwards. So this "Back" porch was the front porch when originally built. Anyway the previous owner remodeled it and put in all the windows and a nice place for his hot tub. Now it is time for it to be repurposed again. Vid is a bit long but there is a lot to be done

Big project for sure. How much of it can you do yourself? I've never been even close to the trades needed to take on something like this. It will be fun to watch your progress and see the results.

Best to draw the room and then arrange furniture to see if you will be happy with the space. Interesting project for sure.

The layout has been on paper for a good while (actually a couple years). As I have started the tear out and started looking at things a bit closer there have been refinements but no major changes. As for the work I can do all of it as long as my body holds up. Back and hernia surgeries in the past have interrupted several previous home improvement projects. So far I have daily aches and pain but nothing that is telling me of lasting damage. Generally I am taking this at a very relaxed pace. I have a few tech concerns regarding venting of the waste stack and I will have to get a bit smarter about that. Everything else I have pretty much done before, not saying I can't screw it up but usually I can figure it out.

Well, you know the roof is good, and that is a very big deal for any project. So you will stay dry.

Porch tear out is complete. Gonna be sore tonight!! Tomorrow I have to load the truck for the third dump run. Once that is done I will do a real good cleanup of the porch and then move inside to what will become the bedroom. That one is gonna be a mess of a tear out. It has sheet rock over the top of plaster and lathe. That will take a couple weeks working easy shifts. All that pulling on the lathe is how I had my first spinal surgery about 30 years ago and I do not wish to repeat that.

I now can understand the project much better, did not know about the room inside and your plan is going to work out beautifully but not without effort due to the electric work but mostly the huge plumbing project. Love the plan.

Yea the electrical is going to present some challenges for sure, but the plumbing is the bigger issue. The crawl space under that porch is not the worst I have seen but working pipes in any crawl is a serious pain. Access is quite limited. I am actually contemplating lifting a section of the floor up just so I don't have to crawl through the outside access. No matter how I plan it I am fairly certain the plumbing will require 20-30 trips down and up and getting in and out of the crawl will be the worst of it. If I lift one sheet of plywood that should provide a much easier access than the outside one. Only problem with that is they put these sheets down with a nail gun and I suspect he used adhesive on the joists. If he used adhesive I will have to cut the plywood and then sister a new nailing board. It will be a ways down the road before I have to face that.

When it is time for plumbing, I can comedown and help. Since I am a young man, I can crawl though the small door and work under the porch. I did my house 35 years back and have done several update since then so although I forget more than I know , I still know enough to get the proper slope and such. Of course we need great weather.
